The Hard Deadline: Notice of Sale

A Notice of Sale is the real deadline — Texas law requires it be posted at least 21 days before the sale, filed with the county clerk, and mailed to you. You don't even have to actually receive it; the lender only has to prove it was sent. By this point your options have narrowed considerably, but they haven't disappeared.
